One-Time Resident Charges
In addition to your monthly base rent, the following additional move-in charges may be included as part of your lease.

Application Charge: $55.00
Non-refundable charge per applicant to cover overhead costs associated with review of the application per applicant. -
Move-In Administrative Charge: $200.00
Non-refundable charge to cover overhead costs associated with Landlord’s preparation and administration of the lease. -
Security Deposit
One month’s rent deposit to hold the home, which may be returned at move-out minus resident damages. -
Utility Initiation: $120.00
Charged by the utility bill company for utility set-up/disconnection. -
Animal Charges: $200.00 (if applicable)
Non-refundable charge for approval of an animal (that is not a documented support animal) at the property (limited to 3 animals). -
Payment Consistency Charge (PCC): $250.00 - $500.00 (if applicable)
Non-refundable charge for approval of Residents as a result of a screening that doesn’t meet the Renters Place qualifications. -
Security Deposit Alternative: NA
Resident could be charged by the 3rd party company a set-up fee for being approved and accepting an alternative to paying the Security Deposit at the time of move-in. -
Utility Opt-out Charge: $200.00
If Resident elects to opt-out of Utility Pro a $200 charge is assessed for the cost of reconnecting the utility at move-out. -
Internet Set-up Charge: NA
If Resident elects to use the internet provided by Renters Place. -
Security Pro Set-up Charge: NA
Charged to provide smart home technology such as remote lock, video doorbell and thermostat control.
Required Monthly Resident Charges
In addition to your monthly base rent, the following required monthly charges will be included as part of your lease.

EZ Lease Bundle: $45.00
Three required services to provide savings and convenience to our Residents. These include Resident Pro, Utility Pro and Insure Pro. -
Resident Pro: $15.00
Charged to provide the mandatory service of inspections, air filter and battery changes, 24/7 maintenance hotline and payment protection and waivers. -
Utility Pro: $15.00
Charged $15.00 for utility management of water, sewer and trash, electric, and gas services on the resident’s behalf. -
Average Monthly Charge (AMC): TBD
Residents are required to pay the AMC of each utility established by each utility company. Resident will not be required to pay high utility deposits or connection fees. -
Insure Pro: Resident Insurance
Resident is enrolled in the Master Resident insurance policy and charged $11.00 if the resident fails to obtain the required property damage liability insurance with Renters Place listed as an additional interest. Enrollment fulfills the Residents lease requirement to provide property damage insurance to Renters Place. -
Insure Pro: Group Insurance admin charge
$4.00 is charged to cover overhead expenses for placing residents in a Master Residents insurance program.
Additional Monthly Resident Charges

The animal charge is monthly for animal (that is not a documented support animal) to occupy the property (up to 3 pets allowed). -
Payment Consistency (PCC): $0.00 - $25.00
The PCC charge is for approval of Residents as a result of a screening that doesn’t meet the Renters Place qualifications. -
Security Deposit Alternative: NA
Resident could be charged by the 3rd party company on a monthly basis for being approved and accepting an alternative to paying the Security Deposit at the time of move-in. -
Internet Service Charge: NA
Charged to provide high-speed internet and media streaming/cable services. -
Security Pro: NA
Charged to provide smart home technology such as remote lock, video doorbell and thermostat control.
